⚠️ Before you sign ANY contract or pay ANY deposit

This simple verification catches 90% of contractor scams before you lose a dollar

⏱️ Time Required: 5 minutes | 💰 Potential Savings: $120,000+ | 🛡️ Protection: Massive

Why This 5-Minute Check Matters in Seattle

Remember Rachel from our Kitchen Nightmare story? She paid a contractor $158,000 for work worth maybe $35,000. Her kitchen took 22 months instead of 16 weeks. She faced $48,000 in mechanics liens on her $1.6M Queen Anne home.

This entire nightmare could have been prevented with a 5-minute license check.

When Rachel finally checked lni.wa.gov (12 months too late), she discovered the contractor's license had been suspended twice before, he had 3 previous L&I complaints, and he'd been working illegally on her home for 7 months. All of this information was publicly available, free, and took less than 5 minutes to find.

Step-by-Step: How to Verify a Washington Contractor License

Follow these exact steps before hiring anyone in Seattle

1

Go to the Official Washington L&I Website

This is the only official source for Washington contractor license verification

Official URL:

⚠️ Bookmark this page. You'll use it for every Seattle contractor you consider.

💡 Pro Tip: Be suspicious if a contractor says "you can't look me up online" or "the L&I website is down." The website works 24/7, and all legitimate contractors WANT you to verify their license.

2

Select "Contractors" from Search Options

Navigate to contractor verification

How to Navigate:

On the Washington L&I verification homepage, you'll see several categories. Click on "Contractors" to access the contractor license search. This takes you to the contractor-specific verification page.

3

Enter License Number OR Company Name

Multiple search options available

Option A: Search by Registration Number (BEST)

The contractor should provide their Washington contractor registration number. It looks like: BAYSIHI765NM

Example: Bayside Home Improvement Seattle's registration is BAYSIHI765NM. You'd type this in the search box.

Option B: Search by Company Name

Type the exact business name. Be careful—similar names will appear in the Seattle area. Verify the address and registration number match.

⚠️ Common Seattle Scam Alert

If a contractor won't give you their registration number, that's a massive red flag. Legitimate contractors have this on business cards, trucks, websites. If they're evasive, walk away immediately.

4

Review the Registration Status

Most critical information

Status Options You'll See:

✓ Status: ACTIVE or CURRENT

This is what you want. Active/Current means currently registered in good standing with Washington L&I. They've maintained bond, insurance, and continuing education.

✗ Status: INACTIVE

DO NOT HIRE. Inactive means registration expired or voluntarily inactivated. It is illegal under Washington law for them to work. Any contract is void.

✗ Status: SUSPENDED

MAJOR RED FLAG. Washington L&I suspended them for violations, failed insurance/bond, or serious complaints. Never hire suspended contractors—legally prohibited from working.

⚠️ Status: EXPIRED

DO NOT HIRE. Didn't renew registration. May have left industry or had problems. Either way, illegal to work in Washington.

✗ Status: REVOKED

NEVER HIRE. Most serious. L&I permanently removed registration for severe violations, fraud, or gross negligence.

CRITICAL: If status is anything other than "ACTIVE" or "CURRENT," stop immediately and find a different contractor.

5

Check the Registration Type

Verify they're registered for YOUR work

⚠️ Why This Matters:

Washington contractors register for specific work types. A specialty contractor can't legally do general contracting. Verify they're registered for your project type under Washington law.

Common Washington Types:

  • General Contractor: Most residential work—kitchens, bathrooms, additions, full remodels
  • Specialty Contractor: Specific trades only (plumbing, electrical, HVAC)
  • Electrician: Electrical work only
  • Plumber: Plumbing work only

💡 For Seattle kitchen/bathroom remodels, you want "General Contractor" registration.

6

Check the Bond Amount

Higher bond = more protection

What is a Washington Contractor Bond?

Financial protection for homeowners. If contractor violates law, doesn't complete work, or causes damage, you can file claim against bond. Washington minimum: $12,000 for general contractors.

✓ Good Sign

Bond: $20,000+

Higher than minimum shows investment in protection. For Seattle projects over $100k, prefer higher bonds.

⚠️ Caution

Bond: $12,000

Minimum required. For $135,000+ kitchen remodel, want higher protection.

7

Review Complaint History

Most revealing section

🚨 MOST IMPORTANT SECTION

Complaint history shows if other Seattle homeowners had problems. Check for violations, infractions, and complaints on L&I record.

How to Interpret:

✓ Zero Violations/Complaints

Ideal. No Seattle homeowners filed L&I complaints, no violations issued.

⚠️ 1-2 Old Resolved Complaints

Not dealbreaker if old and resolved. Read details. What was issue? How resolved? Look for patterns.

✗ 3+ Complaints

MAJOR RED FLAG. Pattern of problems. Even if "resolved," ongoing issues. Find someone else.

✗ Active/Open Complaints

DO NOT HIRE. Active complaints mean current problems. L&I investigating now. Walk away.

🚩 Major Red Flags

If you see ANY of these, walk away immediately

1. Status NOT "Active" or "Current"

Inactive, Suspended, Expired, Revoked = illegal to work in Washington. No exceptions.

2. Multiple Active L&I Complaints

Pattern of problems. Other Seattle homeowners having issues RIGHT NOW.

3. Previous Suspensions

Even if "resolved," suspensions indicate serious violations.

4. Wrong Registration Type

Specialty contractor doing general work = illegal under Washington law.

5. No Record Found

Gave registration number but nothing found = fake number or completely unlicensed.
